The Challenge
Purbachal New Town — Bangladesh’s largest planned urban expansion — had been in development for decades, yet investors, homebuyers, and Non-Resident Bangladeshis (NRBs) had no reliable way to research it. Official RAJUK master plan data was locked in PDFs and government offices. The 30 sectors had no comparative analysis available online. Plot listings were scattered across agents and informal networks, with no central marketplace and no way to verify ownership or pricing.
The challenge was not simply building a property portal. It was synthesising authoritative government planning data, interactive geospatial maps, and a live marketplace into a single platform — for a real estate market with no prior digital infrastructure.
The Solution
We designed and built Purbachal Direct from the ground up as a data-first PropTech platform. The architecture centres on an interactive sector map that overlays official RAJUK master plan boundaries with plot categories, amenities, and zoning details for all 30 sectors. Each sector page provides structured data on plot categories (CAT-I through CAT-VI), nearby amenities, thana classification, and standout characteristics — making like-for-like sector comparison possible for the first time.
The listings module allows plot owners to publish verified properties directly, reaching a qualified audience of local buyers and NRB investors. The Market Intelligence section provides sector-level price trends and investment context. A bilingual interface — English and Bengali — ensures the platform serves both the domestic market and the diaspora community actively researching Purbachal from abroad.
The platform launched with full coverage of all 30 sectors, structured plot category filters, a dedicated Invest module for NRB and institutional buyers, and a plot enquiry system connecting sellers with actively researching buyers.
